What makes a home green? No air duct leakage.

Standard homes have a problem in their attics – leaking air ducts. Indoor air that is conditioned by an air conditioner is delivered to the different parts of a home via system of air ducts. Unless these ducts are perfectly sealed, then some of the conditioned air escapes, or unconditioned air is sucked in.

Both problems result in air conditioners having to work harder, which cost the homeowner more money.

The University of Florida’s IFAS Extension Service determined that among typical homes in Florida, duct systems lose 25 to 40 percent of heating or cooling energy.

In addition, it was also determined by the U.S. department of Energy that ducts leaking just 20 percent of the conditioned air passing through them causes the HVAC to work 50 percent harder.

Leaky ducts are also responsible for spreading moisture and mold picked up in the attic and distributed it around the home. This eventually results in rot and increases maintenance and repair costs.

Green homes overcome these problems because their air ducts are sealed properly and then tested. An energy rater closes up all the registers and then uses duct blaster equipment to blow air into the ducts to pressurize them and then check how much air is leaking out or in.

Existing green homes that are tested require the air ducts to leak no more that 8 cubic feet of air per minute per 100 SF of conditioned floor area when they are pressurized to a specific amount. New construction green homes must meet a higher standard of only 6 cubic feet of air leakage per 100 SF of conditioned floor area.

Another popular method is to blow smoke into the vents and then see where it escapes.

Ducts are usually sealed using a thick paste called Mastik, while wide cracks need to be repaired with a fiberglass mesh before the Mastik is applied.
