What makes a home green? Correctly located and sealed gas appliances – vital for good indoor air quality.

The problem with standard homes is that they are often fitted with inexpensive gas appliances and supply pipes that are not sealed properly. They can also be installed incorrectly or in the wrong locations.  The pre or post combustion gasses that escape from them can be trapped in the air conditioned space of a home and are extremely harmful to humans and pets.

The green home solution.

Green homes overcome this problem with sealed combustion and correctly located appliances. 

So how do you know if the gas appliances in your home are safe, correctly located and installed?   

For an answer to this question I asked an expert: Cate Hammer of Building Insight, a certified home performance analyst providing service in the Tampa Bay area. This is what Cate advised:   

“A certified building analyst like me, will be able to determine if your appliances are in the best location, and a combustion appliance test will prove if they were installed correctly.

Three essential tests should be completed, beginning with a visual inspection to assess the overall condition of each appliance:BPI-LOGO-4C

  • A gas leak detection test of the supply lines, to ensure there are no leaks.
  • A spillage test, to make sure the appliance is reaching its steady-state of efficiency and not spilling carbon monoxide into the living space.
  • A draft analysis should also be done to ensure the appliance is drafting the combustion gases properly.

Please remember to always use a licensed professional to install and service your gas appliances, always install a CO monitor in your home, and consider using an independent third party professional to test the appliances.

If you are building a new home or remodeling, consult a building analyst during the design phase to ensure you have the best location for your appliances and that they are vented properly.”
